URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings
The easternmost parcel furthermore comprises of a narrow area zoned for non commercial, an additional place for a park, and a proposed area zoned for health and primary care. The locations in this parcel may be built much higher typically than the previous spot, with a bigger gross plot proportion of 4.0 or 4.2.
Two other parcels re-zoned for residential development are at Woodlands Drive 17 and Bukit Panjang Ring Road.
The inner site includes pockets of housing locations, a recommended location for a park, and a proposed site for a place of worship. A lot of the locations in this parcel are going to have a gross plot ratio (GPR) of 3.9 or 4.2.
The western parcel is suggested to be zoned as a pure non commercial place (based on detailed arranging). Huttons’ Lee reckons the western location in Fernvale could house an MRT station for a brand-new line spreading from Woodlands to Greater Southern Waterfront and going through Sengkang. If so, the new station will serve the upcoming house in Fernvale. “Nonetheless, it might take years for comprehensive preparation on the new track to be recognized,” he includes.
Different residential development places in the area consist of those on Anchorvale Road, which can generate between 6,000 and 7,000 new residences, adds Lee. Hence, anywhere from 10,500 to 12,000 brand-new dwellings might be offered in Sengkang in the coming future, consisting of exec residences and exclusive real estate.
Five land parcels were rezoned as part of the most current modification to URA’s Master Plan 2019. Three of the sites are in Sengkang, one in Woodlands and the other in Bukit Panjang. The changes are “to assist in residential property development that is going to support the need for housing in the areas as well as enable even more locals to get easier access to facilities and public transportation, says URA.
The parcels in Sengkang are in the Fernvale subzone, bounded by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Street to the South and Jalan Kayu to the West. Two roadways diverse the three parcels. “The Fernvale area is an expansion of Sengkang town and brings residents closer to Seletar Aerospace Park,” claims Lee Sze Teck, senior director of data analytics at Huttons Asia.
The three parcels in Sengkang have the potential to be developed into a total of 4,500 to 5,000 new homes in the years to come, Lee quotes. He believes the residential units are going to be a mix of HDB, executive condos (ECs) and personal real estate.
On the other hand, the site at Bukit Panjang is currently inhabited by Beacon Primary School. Lee estimates that the site might produce 900 to 1,000 house units and most likely be brand-new Built-to-Order apartments.
The land parcel at Woodlands is seated opposite the Singapore Sports Academy and can yield 1,000 dwellings, according to Lee. Opposite the road, a government land sale (GLS) site at Champion’s Way was sold for $904 psf per story ratio in September 2023 to City Developments Ltd. The place can be developed into a 350-unit personal household project.
