Pinetree Hill, also known as Pine Grove Parcel A, is a newly launched condominium located in Ulu Pandan, District 21. The development spans a site area of 22,534.7 square metres (242,561 sq ft) with a 99-year lease. Adjacent to it is Pine Grove Parcel B, which is currently on the URA Government Land Sales reserved list. These two developments are situated on the former site of the disuued Nexus International School. Upon completion, Pinetree Hill is expected to offer approximately 520 residential units with a mix of 1 to 5-bedroom layouts across three 24-storey towers. Its design will take inspiration from the nearby Clementi Forest and Bukit Timah Nature Reserve, incorporating greenery into the development.
The plum site of Pine Grove Parcel A was awarded to United Venture Development, a joint venture between UOL Group and Singapore Land Group, for S$671.5 million, equivalent to $1,318 per square foot based on plot ratios. Located in a peaceful residential area surrounded by natural greenery, Pinetree Hill offers a serene living environment. In addition, Sunset Way is nearby, offering various dining options. Residents can also easily access the upcoming Clementi Nature Trail that connects to the Ulu Pandan Park Connector and eventually to the rail corridor upon its opening in 2023.
